DESCRIPTION OF HAZARDS

Background:

This is a two storey terraced through dwelling comprising of two reception rooms and a kitchen on the ground floor with

two bedrooms and a bathroom on the first floor. The house is in a poor condition generally with significant disrepair to the

windows throughout, rising dampness to all the ground floor rooms, a lack of an effective heating system and old kitchen

and bathroom facilities. The water supply pipe serving the dwelling from the public main is the original lead. The supply

pipe starts in the front garden from a main stopcock, passing below ground, under the timber suspended floor of the

internal hall and the solid kitchen floor before emerging under the kitchen sink where a stop-tap is located. From here,

the water supply to the kitchen sink and to the first floor bathroom is in 15mm diameter copper pipe with lead soldered

joints. The public main is not of lead. The dwelling is located in a "hard" water area. There is no evidence of lead paint in

the house.

Justification:

Although the incoming water supply pipework to the stopcock in the kitchen is in lead, the house is in a "hard" water

area. This would normally means the acidity of the water is lower thus reducing plumbo solvency. Despite this, the

presence of lead pipe and solder and the age of the property may lead to elevated lead levels in the water, which

increases the likelihood of harm from the average. Sampling and analyis of the water supply will be necessary following a

preliminary assessment.
