DESCRIPTION OF HAZARDS

DWELLING:

Background: The property is of traditional brick and slate construction. The ground floor consists of 2 rooms

and kitchen with a new rear conservatory. The first floor has 3 rooms and a separate bathroom and the top

floor has been converted into a study bedroom.

The roof conversion: There two sections, a bedroom area and a study area. The opening through is 950mm

wide and 2100mm high (in the apex), sectioned off by a curtain. The pitch of the roof is 42 degrees so the

useable floor area is reduced. Two shelves have been fixed immediately above the bed location (the only

place for the bed), projecting 400mm. Heating is by two 3KW electric fires, located in each section. There are

two roof lights in each section but the long profile of the room limits the amount of natural light available in

certain parts of the room.

Justification

While the low head room for much of the space in the attic increases the likelihood of

collision, the likelihood of a collision requiring medical attention is greater than average but

less certain. The headroom to the door opening is such that a collision is more likely than

average. Shelving over the bed also increases the likelihood of a collision when in bed.

Justification

Removal of the fitted shelving would remove one factor and improving the lighting might

also reduce the risk. There are no other practicable works without major reconstruction

(such as installing a dormer).
