DESCRIPTION OF HAZARDS

DWELLING:

First floor bedsit in a three storey house

built in 1953

Background: The property was converted into bedsit accommodation in 1980 for 9 single persons. There are

two shared kitchens, one on the ground floor and one on the first floor (the smaller of the two). In each case,

the cooker has been located next to the sink drainer. It is the first floor kitchen that is used by the bedsit being

rated. The right hand photograph shows the kitchen used by this bedsit with the cooker adjacent to the

fridge/freezer where the fridge/freezer door opens onto the side of the cooker. This is the only possible

location for the fridge/freezer as the kitchen is layed out.

The kitchen should be re-designed to provide worktop/cooker/worktop/sink sequence;

electric sockets need to be sited away from cooker points so that the fridge/freezer can be

relocated and that the cooker area is not compromised by the opening arc of the

fridge/freezer door. This would reduce the hazard to nearer the average for this unit.

The lack of suitable worktops either side of the cooker position increases the likelihood of

an occurrence. The location of a power socket over the cooker increases the risk as items

may be toppled, and users may contact hot items when reaching over the cooker. The

location of the shared fridge/freezer increases the crowding of the room and the door

opening onto the side of the cooker increases the risk of pans being knocked off. The

sharing of the kitchen with others who may wish to use it at the same time also increases

the likelihood.
