DESCRIPTION OF HAZARDS

Paving at front of dwelling

Dwelling:

Bungalow, circa 1963

Background: A semi-detached two bed bungalow built of brick faced cavity wall construction under a

tiled roof. Windows, doors, fascia boards and guttering are all upvc. There are gardens to the front and

rear with a driveway to the side leading to a garage and shed. The bungalow has full gas central heating

with a gas fire in the main living room. The bungalow is east facing.

Front Door: The front door access has a threshold which rises about 75mm above the hallway floor

and 225mm above the entrance yard surface.

Back Door: the back door access has a threshold which rises about 75mm above the kitchen floor and

225mm above the external ground level. The back door cannot be fully opened because of the position

of a fridge.

Front/Side Drive and Paving: uneven paving under the front window and in front of the garage

door. The entire driveway surface is broken up in parts. The gravel area to the left hand side

of the drive drops by approximately 50mm.

Re-laying the external surfaces (removing any changes of level) together with the

provisoin of either handrails or ramps to the two door openings, and the

repositioning of the refrigerator would significantly reduce the likelihood of a fall

that could cause harm to that about average or better. However the falls would

still be outside and so there would be little change in outcomes.

Both external doors have trip step thresholds and the restricted opening of the

rear door, along with additional changes of level and uneven and broken external

surfaces to pathway/driveway are matters that increase the likelihood of an

occurrence that could cause harm to a member of the vulnerable group five to six

times that of the average.

There are hard unforgiving external surfaces. The fact that they are external

increase the possibility Class I and Class II harms above the average for the

vulnerable age group given that a fall could be at night and/or during the winter

which would increase the possibility of severe harm outcomes
