DESCRIPTION OF HAZARDS

Background: This is a 3 storey, pre-1920, HMO. The accommodation comprises of nine bed-study rooms

of good size with shared use of a large lounge, a large kitchen-diner, a further kitchen and two reasonably

sized bath/shower rooms. The arrangement of rooms is as shown above. The shower room on the ground

floor comprises shower, wash basin and WC. The bathroom on the first floor provides a bath, wash basin

and WC. Both rooms have solid timber doors with privacy bolts. These facilities are in good condition, fully

functioning and adequately ventilated and illuminated. There are no wash-hand basins in any of the

individual bed/study rooms.

Justification

The sharing of a small number of sanitary facilities amongst the nine occupiers in this property increases the

chances of spread of infection by means of faecal-oral transmission substantially more than in a property

where facilities are not shared. The lack of individual wash basins to the dwellings is likely to be a

disincentive to wash hands at any time other than after when using the bathroom/WC. The likelihood takes

no account of the quality of management and whether the facilities are regularly cleaned - they are capable

of being maintained clean - and only the level of provision.
